Inside Jewel on the Bluff

A conversation with Mike Freedman Founder of AI Tech Design about the thinking, challenges and details behind one of Delta’s most talked-about custom homes.


Jewel on the Bluff is the kind of project where every detail has been considered. From its dramatic setting in Delta, BC, to the architecture and interiors, the home was designed to make a statement without feeling overworked. For AI Tech Design, that created an interesting challenge: how do you bring sophisticated technology into a home this carefully resolved without adding anything that distracts from it?

We sat down with the AI Tech Design team to talk about what happens behind the scenes on a project like this—and some of the decisions that aren’t immediately visible when you walk through the finished home.

What do you remember about your first conversations about Jewel on the Bluff?


The scale of the project was obviously exciting, but what stood out to us was how intentional everything was.

There wasn’t really a place for something to be added simply because it was possible. Every decision had to make sense within the larger design.

That changes how you approach technology.

Instead of asking, “What can we put in this house?” we’re asking, “What does this house need?”

That’s a much more interesting question.

Was there anything about the house that made your job particularly challenging?


The architecture leaves very little room for technology to announce itself.

There are these incredible sightlines and very clean architectural moments. You don’t want to interrupt those with equipment or make a beautiful room feel like it’s been fitted with technology afterward.

A lot of the work was therefore about coordination and timing.

The technology had to be considered alongside millwork, electrical, lighting, acoustics and interiors. When that’s done properly, you don’t see the coordination—you just see the finished space.

What is something people probably wouldn’t realize required a lot of planning?


Audio is a good example.

People tend to think of a speaker as something you put in a ceiling or wall, connect it, and move on.

At this level of project, it’s much more involved.

Where the speaker sits, what it’s mounted into, what’s behind it, what materials surround it and how the room is going to be used all affect the result.

And then there’s the visual side.

The goal isn’t simply to make a speaker disappear. It’s to make sure the acoustic performance and the architecture are both right.

Was there a particular room that was especially rewarding?


The bar is one that stands out.

It’s a really beautiful space, and the custom millwork created an opportunity to integrate the audio in a way that didn’t compete with the design.

That’s the kind of detail we love because the technology isn’t the feature.

The experience is the feature.

You walk into the space, turn on the music and it sounds fantastic. You don’t have to think about where the speakers are or how the system was put together.

What was the most important thing to get right for the homeowners?

The experience had to be intuitive.

A house of this size can have a lot going on, and the last thing you want is for the homeowner to feel like they need to operate a control system.

It should be obvious.

If you’re listening to music, you want to listen to music.

If you’re watching a movie, you want to watch the movie.

If you’re entertaining, you want to be talking to your guests—not explaining how to use the house.

That sounds simple, but achieving that simplicity takes a lot of work.

Did the project change the way you think about luxury technology?


It reinforced something we already believe strongly: luxury isn’t about having the most technology.

It’s about having the right technology.

There’s a tendency in our industry to equate complexity with sophistication. We don’t see it that way.

A sophisticated system can actually be incredibly simple to use.

The complexity should be on our side.

What is your favourite kind of technology to work on?

The stuff nobody notices.

That’s probably the best answer.

We love the technical side, but there’s something particularly satisfying about walking into a finished room and knowing how much engineering is happening behind the scenes without any of it being visually obvious.

When the technology has been properly integrated, it becomes part of the architecture rather than something sitting on top of it.

Were there any moments during construction where you had to rethink your approach?


There are always moments on a custom build where something changes.

That’s part of the process.

The advantage of being involved early is that you have enough understanding of the overall design to make those adjustments without losing sight of the original intent.

We’re not working in isolation. We’re constantly looking at the project as a whole and asking what the change means for the architecture, the interiors, the performance and ultimately the homeowner.

What’s something you learned from working with a team like this?

That the best projects happen when everyone understands that they’re working toward the same finished experience.

You can have excellent specialists and still end up with a disjointed project if everyone is working independently.

Here, there was a strong sense of shared ownership.

The builder, designers and technology specialists were all looking at the same house—not just their individual piece of it.

That makes a huge difference.

When someone walks through Jewel on the Bluff today, what do you hope they notice?


We hope they notice the house.

The architecture. The materials. The view. The atmosphere.

And then maybe they notice how good everything feels.

The lighting is right. The music sounds incredible. The controls feel natural. Things respond when they’re supposed to.

But they’re not necessarily thinking, “That’s great technology.”

They’re thinking, “This house feels amazing.”

That’s the outcome we’re after.

What does Jewel on the Bluff mean to AI Tech Design?

It’s a great example of what can happen when technology is treated as part of the design process rather than an installation that happens at the end.

We’re proud of the technology in this house, but we’re even more proud of how little it asks of the people living there.

The best compliment we can get is when someone experiences the home and doesn’t think about the technology at all.

They just enjoy being there.

That’s when we know we’ve done our job.
